On February 4, 1993 the Zoning Board of Appeals
denied without prejudice our application to relocate an existing sign
at our main facility. The Board requested specifics as to the sign's
height, location, and distance from the road, as well as an illustration
and clarification on the hardships.
In this application, we are requesting permission to
remove the old multi-color sign (248 sq.ft. or 4' by 62') , and replace
it with a new one-color sign affixed to another part of the building
facade. Although the sign will cover the same area, and retain the
word "ADMIRAL", it will replace the wording "SELF-STOR" with
"MOVING * STORAGE", and its dimensions will be 8' x 31' . The"Admiral
letters will be 5' high, and the"moving * storage letters 1.75' high.
All letters will be an attractive dark blue, and will not be internally
illuminated. The sign will be 525' + from Route 30. The existing
sign is 645'+ from Route 30. Given the location of the office/
warehouse building and the adjacent Higgins building, this sign will be less visible
from Rte 30, & more visible from long distance, e.g. , I-291. The present sign is
12.5' high on a 14' high part of the facade, while the new sign will
be 30.5' high at its top on a 32' facade. The existing sign was
actually 4' x 84' , or 336 sq. ft. in area when first installed in
the 1970's, however, was later reduced to its present size to
accomodate two overhead doors, or a reduction of 88 sq. ft.
our hardships and rationale are as follows:
1. We have fully complied with your February 4 request for an
illustration with the full 435' long building facade, location and
dimensions of the proposed and existing signs, distance from Ellington
Road, and height of the signs. Please accept our apology for not
providing more information with the first application. We understand
future applicants will be advised to provide this level of detail
prior to the hearing.
2. The old zoning regulations, which permitted installation of the
existing signage, are no longer in effect and no longer apply. We believe
we are entitled to some form of relief given this change.
3. We view this as the relocation of an existing sign, even though its
message will be slightly different dimensions are different, and the sign
quality is much higher.
4. The sign, in a dark blue plastic color, will be far more attractive
than the present multi-color sign.
5. The new zoning regulations (Section 6.1.5.7.) do not allow for any
change of our current signage, short of a variance.
6. This request is valid for a variance given the uniqueness of this
request.
7. The current Industrial Zone refers to sign regulations which do not exist
(Section 10.5) .
8. This sign will be less visible from the site's Ellington Road frontage,
given the location of the abutter's warehouse and our office/warehouse
building.
9. The present sign is non-conforming to the current regulations.
10. The sign will cover the same area as that which it is replacing, albeit
in a different shape.
11. The sign will afford us the opportunity to identify our parent company
to the motoring public.
12. We have every expectation of constructing a new 30,000 sq. ft. building
when the economy shows more signs of improvement. This building has already
received all town approvals which remain in effect.
