from subject property.
- If a variance is being requested, a legal description of the property must be submi
with the application. This description can be obtained from mortgage records.
- The sign from the Planning Department must be displayed on the property at least is
prior to the public hearing in a location visible from all abutting streets.
- The applicant, ar a rep-esentative, must be present for the public hearing. The t_
date and place of the hearing w-ll be advised by mail.

Gentlemen:
This is to certify that we have -carefully examined the Land Records
of the Town of South Windsor, County of Hartford and State of Connecticut
with respect to the title to a certain piece or parcel of land with the
buildings thereon situated in the said Town of South Windsor, located on
the easterly side of Harvest Lane, being Lot No. 81-B on a map entitled

NORTHERLY: by land now or formerly of Estate of C. W. Cowell, Two
hundred fifty-nine and seventy-five one hundredths
(259.75) feet;
SOUTHEASTERLY: by Lots Nos. 83-B and 82-A on said map, partly by each,
in all, Three hundred seventy and forty-six one
hundredths (370. 46) feet;
WESTERLY: by Harvest Lane, One hundred sixty-one and eight one
hundredths (161.08) feet; and

From such examination we find and are of the opinion that THOMAS F.
MONSEES and JEAN R. MONSEES and. the survivor of them are the owners of sa
land in FEE SIMPLE and that the same is free and clear of all properly
indexed and recorded encumbrances of record, except as follows, to wit:
1. Building, building line and zoning restrictions and certain
restrictive covenants, easements and agreements as of record appear.
2. Pole and anchor guy line easement in favor of The Connecticut
Light and Power Company as of record appears.
3. MORTGAGE, Thomas F. Monsees and Jean R. Monsees to Society For
Savings for $13, 000 dated August 17, 1959 and recorded in said
South Windsor Land Records.

The dwelling located on the property identified in the caption hereof is constructed in sub-
stantial conformity with the plans and specifications (including any-amendments thereof, or
changes and variations therein) which have been approved in writing by the Federal Housing
Commissioner or the Administrator of Veterans Affairs on which the Federal Housing Com-
missioner or the Administrator of Veterans Affairs based his valuation of the dwelling:Provided,
however, That this warranty shall apply only to such instances of substantial nonconformity as
to which the Purchaser(s)/Owner(s) or his (their) successors or transferees shall have given
written notice to the Warra^_tor at any time or times within 1 year from the date of original
conveyance of title to such Purchaser(s)/Owner(s)or the date of initial occupancy of the dwell-

Owner(s) acquired title to the captioned property prior to the completion of construction of

or times within 1 year from the date of completion or initial occupancy of such dwelling, which-
ever first occurs.
The term "dwelling" as used herein shall be deemed to include all improvements or appur-
tenances set forth in the plans and specifications upon which the Federal Housing Commissioner
or the Administrator of Veterans Affairs has based his valuation of the property,excepting those
constructed by a municipality or other governmental authority.
This warranty shall be in addition to, and not in derogation of,all other rights and privileges which
such Purchaser(s)/Owner(s)may have under any other law or instrument, and shall survive the convey-
ance of title, delivery of possession of the property, or other final settlement made by the Purchaser(s)/
Owner(s), and shall be binding on the Warrantor notwithstanding any provision to the contrary con-
tained in the contract of purchase or other writing executed by the Purchaser(s)/Owner(s)_heretofore
or contemporaneously with the execution of this agreement or prior to final settlement.

Regulations to allow a 12 foot front yard setback ( 15 feet
required) located at 14 Harvest Lane, A-20 Zone.
The hardship of this appeal is that location of garage and
fireplace leaves only the front location to build a porch . In
addition, the Board notes that should the cul-de-sac become a
through road int he future, the porch will run minimally into a
50 foot front yard setback .
This action is effective October 1 , 1992 and upon your filing of
the enclosed form in the Town Clerk ' s office at your own expense.
