Applicants propose to restore this historic brick building for use as their law offices
(Berman, Curry & Russo), and received a zone change to RC (1/9/90) to allow this use. They
now occupy approximately 2,100 sq. 'ft. on Buckland Road. The Gustaves Grant Hanestead will
provide approximately 2,400 sq. ft. of space. First variance is for a front yard variance to
allow a 6 feet expansion/enclosure of existing porch on south side, albeit no closer to
street than present porch (28 ft.) . House is 19.7 feet from street, for which variance was
recently granted by ZBA. Variance/hardship is justified due to construction of building prior .
to zoning, and this minor addition will facilitate conversion of house to law offices. Second
variance is for reduced buffer requirements (25 feet on south & west sides, 0 feet on north
side) . Variance/hardship is justified due to: 1) site constraints, especially small lot size-

RE : ZBA Application #1531-90 - 819 Clark Street
Dear Mr . Berman & Mr . Russo :
At the meeting of the Zoning Board of Appeals held on February 1 ,
1990, a variance was granted to Section 5 . 2 & 5 . 4 . 1 of the Zoning
Regulations to allow an addition 28 feet from the street and to
allow reduced buffer, 25 feet on south and west side, 10 feet on
north side, as presented on plans dated 1/31/90 by Design
Professionals, Inc . , on property located at 819 Clark Street, South
Windsor, in a RC Zone .
The following conditions will apply. This approval is based upon
the understanding & interpretation of the land deed presented and
filed in the Town Hall placing a restriction of office use only on
the property, that no further buildings will be put on the property
excluding the alterations proposed .
The board noted the hardship being the site constraints due to the
small lot size; the house being constructed prior to zoning
regulations; the property is adjacent to a tobacco farm on the
north; and 25 feet buffer was formerly the zoning standard .
This action is effective upon your filing of the enclosed form in
the Town Clerk's office of your own expense.
Very truly yours,
'RoJA " W wAp%.-
