- The application and supplements must be filed in duplicate.
- The application must be typewritten or printed in ink.
- A Class D or better survey of the property in question must be submitted with the application ,
showing streets, lot lines, building line, zone boundary lines, dimensions, and buildings
present or proposed, and buildings on adjacent properties and distance from subject property.
- If a variance is being requested, a legal description of the property must be submitted with
the application. This description can be obtained from mortgage records.
- The sign purchased from the Planning Department must be displayed on the property at least 11
days prior to the public hearing in a location visible from all abutting streets.
- The applicant, or a representative, must be present for the public hearing. The time, date
and place of the hearing will be advised by mail.
- Inquiries on this application may be directed to the Planning Department or Building Department
at the South Windsor Town Hall.

Lot reduction is required for the construction, maintenance and operation of an
emergency spillway for the Avery Brook Site II flood control project. This project
a
is designed to protect the downstream residents from flood waters. The project is
also necessary for the protection and health of the general public in the Town of
South Windsor. If this variance is not granted, it will be necessary for the State
to acquire the entire lot, displacing the residents and removing the property from
the tax list.

T'nis is to notify you that the above application to the South Windsor
Zoning Board of Appeals will be held at a public hearing on March 3 ,
1988 at 7: 30 p.m. in the Council Chambers of the South Windsor Town
Hall , 1540 Sullivan Avenue, South Windsor. Someone must be present
at the hearing to represent the application.
Included in the $35. 00 application fee is the cost of a sign to
advertise that a public hearing will be held regarding this property.

At the March 3 , 1988 meeting of the Zoning Board of Appeals,
a variance was granted to Section 3. 2 of the Zoning Regulations
to allow reduction of lot size from 39 ,951 s. f. to 23 ,971 s. f.

The Board noted that the hardship was because the lots in this area
