RE: KRAWSKI SUBDIVISION - #94-16P
We have reviewed the drawings dated 4-20-94 for the proposed Krawski
Subdivision and have the following comments :
1 . It appears that a Key Map has not been submitted. If sheet 1
"Parcel 1" = 100"' is the Key Map, there are several pieces
of information missing.
2 . A topographic plan at 1" = 40 , has not been provided.
3 . Sheet 1
a . Storm drainage easements are shown existing, but not
identified as to who they are granted to.
b. Plan labeled "Lots 1" = 401 " . Is this the Plot Plan?
C . The source - either existing or proposed - of water for
the "Barn Lot" should be shown.
d. The septic fields for the existing structures should be
shown to ensure that they do not cross lot lines .
e. The "New storm drainage" should be identified as to size
of pipes, location of structures, etc .
f . Subdivision Note 1 indicates that a right to grade
exists across all lots . These should be shown.
g. Subdivision Note 2 is a little confusing. It appears
that drainage easements need to be granted to the
adjacent properties or lots . This should be clarified
and the easements shown.
h. The streetline along Buckland Road should be
established, monuments placed and coordinates listed.
3 . Sheet 2
a. New storm drainage in Buckland Road and outlet from
existing drainage on property should be shown.
b. Easements should identify to whom they were granted.

Attached is a copy of staff review comments from the Planning and Engineering Departments regarding
the above-referenced application. Please have your site engineer make the necessary revisions to the
plans and submit 6 complete sets to the Planning Department. Plans must be received with adequate
staff review time prior to the scheduled PZC meeting at which the application will be discussed.

KRAWSKI SUBDIVISION - BUCKLAND ROAD
PLANNING DEPT. REVIEW COMMENTS
1 . Please label maps in accordance with subdivision
regulations - "Key Map" , "Plot Plan" , "Topographic Map. " As they
appear to exist on plans submitted, key map and topographic map
do not seem to conform to requirements,
2 . Please number lots : House lot #1, barn lot #2 .
3 . The conformity of the use on the new Lot #2 is very
unclear. Accessory buildings for farming are permitted in the
AA-30 zone; however, a farm is defined as 2+ acres with
agricultural uses; and accessory use is a use in conjunction with
a principal (in this case, residential) use. The existing barn
has variances/temporary and conditional permits for commercial
operations , which were granted when the barn was an accessory use
to the residence, thus further complicating determination of use
conformity. Staff will be communicating with ZBA, and the Town
Attorney if needed, to attempt to clarify the barn' s ability to
stand alone.
4 . Staff will recommend to PZC that Lot 2 have front yard
setbacks all along the future roadway; no side/rear yard along
that boundary.
5 . Driveways : Lot 1 has 2, lot 2 has none. Lot 2 should be
able to exist independently, especially considering nature of
existing variances , temporary & conditional permits, etc.
6 . Note: "Birch" not "burch" tree; "gazebo" , not "guzebo" !

referenced application for a Subdivision of ulu 18 . 62 acres located at
130 Buckland Road, AA-30 zone as shown on plans prepared by Pudeler
Engineering, File No . SW-12 , dated April 20, 1994 and revised through
May 3, 1994 . This approval is subject to the following modifications :
1 . This approval is for 2 lots, numbered 1 & 2 .
2 . Drainage and construction for this subdivision is subject to
the approval of the Town Engineer.

Dear Mr. Krawski :
Re: Appl #94-16P, Krawski Subdivision - Requests for filing mylars
At the Special Meeting of the Planning & Zoning Commission on February
7 , 1994 , it was voted to require you to file a new subdivision
application for the property on Buckland Road. The Commission noted
that your request for extensions to file mylars did not come in a
timely manner.

DATE: May 11,
RE: KRAWSKI SUBDIVISION - #94-16P
We have reviewed the aa4u6re drawings dated 5-3-94 for the proposed
Krawski Subdivision and have the following comments:
1 . Sheet 1
a . Plan labeled "Lots 1" = 40 "' . Is this the Plot Plan?
b. The source - either existing or proposed - of water for
the "Barn Lot" should be shown.
C . The "New storm drainage" should be identified as to size
of pipes, location of structures, etc .
d. Subdivision Note 1 indicates that a right to grade
exists across all lots . These should be shown.
e. Subdivision Note 2 is a little confusing. It appears
that drainage easements need to be granted to the
adjacent properties or lots . This should be clarified
and the easements shown.
2 . Sheet 2
a. New storm drainage in Buckland Road and outlet from
existing drainage on property should be shown.
b. Easements should identify to whom they were granted.
3 . Sheet 3
a. Storm drainage easements are shown existing, but not
identified as to who they are granted to.
