Frank Borawski, of PDS Engineering & Construction, has submitted this as the applicant. Item C, of the application form states, "if the applicant is not the owner of the subject property, a letter by the property owner(s ) authorizing the proposed regulated activity set forth in the application must accompany this form and will be part of the application" . A letter should be submitted. 2 . A note on sheet S-4 states, "no wetlands on site" . The application form indicates this is based on a previous application by a different owner. They should submit verification, from a Soil Scientist, for this application. There appears to be a watercourse towards the rear of the property. This should be identified on the plans and the 80 foot setback should be shown. The installation of the drainage outlet, and the associated rip rap, would be considered regulated activity. The application form should be modified to state this . 3 . There are two drainage easements across the rear of the property. One includes a piped drainage system and the other includes a rip rapped spillway. These should be shown on the plans . 4 . The proposed rip rap plunge pool should include dimensions and a detail should be provided. This should be designed for the expected discharge. The roof drain outlets discharging into the swale should also be protected with rip rap. 5 . There is an existing gravel driveway, shown on the plans, that crosses through the property. There is a drainage pipe which was placed under the gravel driveway that should also be shown. Will it be removed or remain in place? 6 . A detail should be provided for the proposed concrete headwall shown at the outlet end of the swale. 8 . There is an existing earthen berm along the northerly side of this property. This should be shown on the plans . 9 . They are proposing three phases of development on this site. The plans , and application form, should indicate this approval is for Phase I . Future phases would need approval by the Commission. This should be noted on the plans . 10 . Construction limits should be shown on the plans . 11 . The existing treeline should be shown. The majority of the property is cleared field but, there are trees along the rear of the property near the existing watercourse. 12 . Revised plans, and additional information, should be submitted to Town Staff for review prior to presentation of the application to the Commission.
