Zoning Board of Appeals
Dear Board:
The house located on the piece of property known as 1075 Pleasant Valley Road
and which was there long before present zoning regulations went into effect is
completely non conforming, there is no part of this structure that is within
the established building lines. Therefore I an told any extension of the
existing structure would require a variance.
The rear entrance to this structure, which is where the proposed new 8'x17'
deck with steps would go, now only has a set of concrete steps without any
platform. There is presently also a small wood platform next to these steps
which is used for hanging clothes from the adjacent clothes line. Although
this has probably never been an ideal situation the occupants have been trying
to make due seeing they needed a variance to make any changes, but the fact
that both the sisters who live there are senior citizens and that Mrs. Pilkin
has a problem with her feet-and legs has made this situation increasingly more
unsafe and difficult to live with.
By building this deck with steps they would have a platform to step onto between
the door and steps, a safer access to their clothes line and a small sitting
area.
The hardship and exceptional difficulty that prompts this application I believe
is mostly the fact that this property and it's occupants wham I believe have
lived there most of their lives have become the victims of changing times and
are now forced to get a variance, so that they can continue to safely, enjoy
the occupancy of this structure.
Considering all the circumstances there doesn't appear to be any alternatives to
this variance request.
Sincerely yours,
Timothy J. Connelly
