Mr. Arthur P. Karahalios CERTIFIED FLAIL

Dear Mr. Xarahalios :
Re: ZBA Application #1791-88 - Oakland Center - Oakland Road
At the March 10 , 1988 meeting of the Zoning Board of Appeals ,
the board denied without prejudice a request for a variance to
Section 8. 4 of the Zoning Regulations to allow a reduced number of
parking spaces as required and granted the requested variance to
Section 5.4 of the buffer regulations subject to the condition
that the intent of the buffer regulations regarding the kind of
plantings and purpose of the buffer zone will be complied with as
close as possible within the land available as shown on the map
submitted.
The board noted the hardship to be that subjecting a site as small
as this one to too much buffering would make the site unuseable
for restricted commercial, losing an unacceptable amount of land.
Thev also noted that the hardship was also because the site plan
was submitted to the Planning & Zoning Commission prior to these
new buffer regulations going into effect.
This action is effective March 25 , 1988 and upon your filing of the
enclosed form in the Town Clerk' s Office at your expense.
Very truly yours ,
