At present, 112 Chapel Road is a lot 100 ' x 250 ' in area, or 25 , 000 sq. ft. , with the remaining 4 ± acres at 104 Chapel Road. I propose to transfer the rear acreage from 104 Chapel Road to 112 Chapel Road, thus reversing lot sizes. #104 Chapel Road would thus be 25 , 000 sq. ft. in area, and 112 Chapel Road 4 ± acres . This will enable my son to purchase 104 Chapel Road for his residence. Lawton 112 Chapel Road South Windsor, CT 06074 Dear Mr. and Mrs. Lawton: Your application to' the South Windsor Zoning Board of Appeals requesting a variance to Section 5.2 of the Zoning Regulations to allow a residential lot of 25,000 square feet at 104 Chapel Road (A-40 Zone) , has been granted. In granting this approval the Board noted that the rear acreage of this lot is being transferred to. 112 Chapel Road. In effect, one lot is being substituted for the other, and nothing is less conforming. It would be an arbitrary restriction for the Board to require that one lot be undersized as opposed to the other. It was also noted that if the lot at 104 Chapel Road were required to conform to the 40,000 square foot area requirement, it would be extremely long and narrow. This action is effective May 24, 1985 and upon your filing the enclosed form in the Town Clerk's Office. Very truly yours, b•'1ry t c{. ; \lac+Vi is.
