CERTIFIED MAIL
William E. Grace, Esq.

Dear Attorney Grace:
The application of Sand Hill Associates to the Zoning Board of Appeals
requesting a 15-foot variance to reduce the buffer requirement from
25 feet to 10 feet on property located at Sand Hill Road and Ellington
Road, South Windsor (RR Zone), has been granted conditional upon
Site Plan approval by the Planning and Zoning Commission.
The Board voted to grant this application because the abutting
property, although zoned residential, is a Connecticut Light
and Power Company right-of-way and will not be built upon. Therefore,
the intent of the buffer requirement for a residential area is not
applicable in this case. It was noted that trees will still be planted
in this buffer area as required by the regulations.
This action is effective July 27, 1984, and upon submitting a legal
description of the property to our secretary, Mrs. Sydnie Cote, so
she can execute the form in accordance with Public Act #75-317. This
form must then be filed by you in the Town Clerk's Office.
Very truly yours,
y2oij
Robert Warren, Chairman
Zoning Board of Appeals
