Strict enforcement of the zoning regulations causes undue hardship, unnecessary to the
company out of the general purpose of the zoning plan. The district in which the subject
property is located is an Industrial Zone. Permitted uses of land located within an
industrial zone include the repair of motor vehicles associated with truck and freight
terminals and warehouses. The Applicant's intent to use its property for the purposes of
a general repair business is in harmony with other permitted uses of the same property.
Denial of this use would deprive the applicant of a reasonable use of its property with
bbrespect to other permitted uses. Furthermore, a portion of the same property is now

Dear Attorney Flynn:
This is to advise you that the application of Anderson's Garage, 82
Wood Drive, East Hartford requesting a variance to Section 4. 7.1 of
the Zoning REgulations to allow the use of property owned by Raycliff
Corporation and located at 357 Pleasant Valley Road (I Zone) for a
general automotive repair business has been granted. In addition,
the location known as 357 Pleasant Valley Road has been approved for a
General Repairer's License in accordance with Section 14-55 of the
General Statutes.
In granting this application the Board noted that the nature of this
business is no more offensive than those existing uses being carried
on in the area. It was also noted that this use would be allowed in
an Industrial Zone if there was a truck terminal connected with this
business.
This action is effective November 16, 1984 and upon your filing of the
enclosed form in the Town Clerk's Office at the South Windsor Town Hall.
Very truly yours,
Robert Warren, Chairman
