Someone must be present at the hearing to represent the application. Included in the $35 . application fee is the cost of a sign to advertise that a public hearing will be held regarding this property. This sign can be picked up at the Planning Department at the South Windsor Town Hall and must be displayed on the property at least 10 days prior to the public hearing in a location visible from all public streets. It would be helpful the night of the hearing if you presented sketches of the proposed signs which include over-all dimensions and height. Enclosed is receipt #1658 for your records. Very truly yours, ZONING BOARD OF APPEALS By Thomas Murrin, Chairman TM/src encl . ?Vam&J 1790 ELLINGTON ROAD, SOUTH WINDSOR, CONNECTICUT 06074 UNITED CHURCH OF CHRIST CHURCHPHONL Rev. Harold W. Richardson,Minister 644-0833 Rev.James R.Hanson,Minister of Christian Education May 1 , 1986 Mr. Thomas Murrin, Chairman South Windsor Board of Zoning Appeals 170 Orchard Hill Drive South Windsor, Ct. 06074 Subject: Burger King Sign Vari ance Request Dear Mr. Murrin: The Church Council of the Wapping Community Church has voted to oppose the request to use part of the property bounded by Buckland and Ellington Roads for the location of a fast food outlet, specifically, Burger King. However, we recognize that this meeting tonight is to discuss the application by Burger King for a variance for non--conforming signs. In effect, this meeting assumes that the Burger King proposals might be approved and, as a result, the church is in the position of trying to reduce the detrimental effects of these proposals. In this light the Wapping Church believes that if Burger King is permitted to build, there should be an attempt to make the facility fit into and not detract from the existing colonial appearance at the Five Corners. An attractive sign of colonial design, properly placed and conservatively sized, without the requested variation should be required. In any case, the sign allowed should not detract from the appearance of a village center in a rural setting. Si(ncerely/, yours, David G. CONN. 06074 lsoe•caw AREA CODE 203/644-2511 May 2, 1986 CERTIFIED 'MAIL Manchester Food Services Ltd. c/o Martin Siddell 10 Univac Lane, Suite 303 Windsor, CT 06095 Dear Mr. Siddell: This is to notify you that the South Windsor Zoning Board of Appeals voted to grant a variance to Section 4.4.3 of the Zoning Regulations to allow a 16 square foot free-standing ground sign and a second 16 square foot building sign at property located on Buckland Road at the Five Corners, South Windsor, subject to the following: 1. The free standing sign shall not exceed three feet in height, and the top of the sign shall not be more than 52 feet off the ground. The masonry base shall not exceed 30 square feet, and the sign shall be located at least 15 feet from the property line. The final design and placement of this sign shall be subject to approval by the South Windsor Planning and Zoning Commission, 2. The second building sign of 16 square feet shall be on the southern side of the building facing the parking lot. This sign shall also be subject to approval by the South Windsor Planning and Zoning Commission 3 All. three signs shall be illuminated only during business hours In granting approval of these signs, the Board noted traffic and safety concerns in the area. It was felt that the free-standing sign would designate the entrance to the driveway more clearly, and the additional building sign on the south would improve visibility in that direction. This action is effective May 16, 1986, and upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, Thomas Murrin, Chairman Zoning Board of Appeals TM/src encl.
