The. Board noted the lot will be created by drawing a boundary parallel to and 150 feet from the rear line of the premises known as 74 Felt Road, rear. This building lot will meet all requirements for a AA-30 zone except it is located on an unimproved but accepted Town road. You will be responsible for maintaining the driveway as far as snow- plowing, etc., are concerned. The Board felt the unimproved condi- tion of the road presented a hardship which was not your choice but that of the Town.
