RE: Sheridan Industrial Park
In reviewing the plans dated 3-14-90, and the drainage
calculations, we find that:
1 . Sheet 3 of 3 is very difficult to read because of the
quality of the print.
2. The drainage calculations only address the 50 year
storm. We also require calculations for the 2, 10,
25 and -100 year storm.
3 . The drainage calculations do not address the flows
from the catch basin at the north edge of the "west
swale" .
When we receive the above information we will be able to review
this proposed site plan properly.

MEMORANDUM April 11, 1990
TO: Marcia Banach, Director of Planning
FROM: Karl Reichle, Tree Warden
RE: Oak Tree - Sullivan Avenue
The following are the recommendations to insure the survival of the large
Oak Tree on Sullivan Avenue.
1 . Before any construction, the tree to be drop crotched pruned by a
licensed Connecticut Arborist removing all dead wood and any
undesirable branches.
2. After pruning a wooden snow fence be erected around the tree
according to the diagram. Fence to be a minimum of 4 feet high in
a continuous ring around the tree. Fence will be staked every 8
feet with poles to be driven in at least 18 inches into the ground.
3. No earth work or grading to be done within the confines of fenced
area.
4. Upon completion of building, fence to be removed and all competing
plant growth to be removed.
5. A deep root feeding of the tree should take place before a lawn is
established with a fertilizer for trees applied by a licensed
arborist.
I sincerely hope that the Developer and Builder view this tree as a focal
point of the project, instead of an obstruction they have to work around.

RE: Sheridan Industrial Park - #90-27P
We have reviewed the drawings dated 4/26/90 for the proposed
Sheridan Industrial Park site and have the following comments:
Plot Plan/Conservation Plan
1 . The Fire Marshal must address the fact that the west
side of these buildings appears to have a small turn
around area. He should advise as to whether or not
this is sufficient.
2. What type vehicles will be utilizing the loading dock
areas? The radii utilized appear inadequate for
large trucks.
3 . Conn STC approval will be required.
4 . Plan does not show limits of guardrail. Also the
detail does not identify the specific type of metal
guardrail proposed.
Utility & Topo Plan
1 . Details are required for the riprap outlets.
2. Detail of detention basin outlet does not appear
workable. Where is the emergency overflow located
and where is this overflow directed?
3. It is recommended that any PVC pipe under pavement be
SDR35 pipe.
4 . The "Profile Centerline Bottom of Ditch" shows that
the new grade at end of ditch is lower than the
existing grade. How will this drain? What is the
profile of the ditch after the area of riprap?

Re: Sheridan Industrial Park
Dear Michelle:
I wish to confirm my understanding about the manner of my client' s
compliance with the site plan mylar filing and performance bond
requirements. Considering that the Planning and Zoning Commission
has endorsed the mylar, the Town Planning office is willing to hold
the mylar until such time Sheridan Park Associates submits a
building permit application. Upon submission of the building
permit application, the town will deliver the mylar to Sheridan
Park Associates for it to file the mylar.
This arrangement will serve two functions; namely, the ninety day
filing guideline will not be triggered and, secondly, Sheridan Park
Associates may defer submitting the $5 ,000.00 performance bond for
landscaping and the $5,000.00 performance bond for erosion and
sedimentation control.
If you have any questions, please do not hesitate to contact me.
Thank you .
Respectfully,
r <-k-

RE: Site Plan Approval #90-27P

Dear Ms. Banach:
As you may be aware, 589 Sullivan Avenue was foreclosed on by the Federal Deposit
Insurance Corporation (FDIC) on January 25, 1994. The J. E.Robert Company of New
England (JERNE) has been retained as the managing agent for the FDIC on this property.
The site plan approvals, #90-27P, are scheduled to expire on May 15, 1995. This letter
serves as a formal request for a five (5) year extension of the approvals to be granted in the
name of "FDIC, As Receiver for Central Bank".
Please advise as to any further action required on the part of the FDIC to expedite the
granting of the requested extension. Thank you for your attention to this matter.
Sincerely,
