Application for a 3 lot subdivision located on the westerly side of West Road, south of Sullivan Ave. , RR zone. All lots appear to meet the zoning requirements for a RR zone. Two of the lots are just in excess of 40,000sq ft and the third lot is 24 .04 acres. Each lot has a 10,000 sq ft buildable area shown. It appears that all other subdivision requirements have been met. 2. Lot #1 is subject to our buffer requirements as it abuts up to the GC zone. This is shown on the plot plan, however the buffer line should be shown closest to the property line and the side yard should be shown south of that. Also, this buffer should be shown in compliance with 5.4 of the Zoning Regulation Lot 1 also has a barn shown on the plan and a note states that his barn is to be removed. e 3. There are no regulated wetlands within 400 ft of West Road. The applicant has received IWA/CC approval with no unusual approval conditions. 0cd 4 . The lots will be serviced by thier own wells. The closest I sewer is about 500 ft away; therefore the site will be serviced C o(ec by their own septic tanks. Iazzetta, Town Engineer I I'/ RE: 641 Sullivan Avenue Associates - West Road Subdivision We have reviewed the plans dated 8/31/89 for the 641 Sullivan Avenue Associates proposed Subdivision on West Road and have the following comments: . The 20' access easement to parcel A is not sufficient for access to the rear lot unless only a driveway for a single lot is to be utilized. 2 . Proposed septic systems and wells are subject to the approval of the Town Sanitarian. 3 . The existing 90 contour line is not addressed properly in front of lots 2 and 3. It is not known what grading will be done beyond the new 92 contour. 4 . Grading of lots now drains stormwater runoff onto West Road. This road has no stormwater system and therefore we cannot allow stormwater to be drained into the road, unless a storm drainage system is installed in West Road. 5 . Roof drainage is not addressed. 6 . Since this property is so flat, contours should be shown at one foot intervals. 7 . The way the contours are shown, there is at least a one foot drop from edge of garage slab to either the driveway at the edge of garage or the lawn adjacent to the driveway. Is this true? 8. Spot elevations will be needed in various areas to clarify the grading for this subdivision. 9 . Sight line distance for Lot #3 needs to be determined. It appears to be less than the minimum acceptable site line - from driveway. The comments above must be addressed satisfactorily before we can make our recommendation on this proposal to the Planning & Zoning Commission. ,r ,r u w 1540 SULLIVAN AVENUE SOUTH WINDSOR.
