Banach, Director of Planning FROM: Jerry C. Iazzetta, Town Engineer RE: Theodore Srubas Site Plan We have reviewed the plans for this proposed project dated 4-20- 89 and have the following comments: 1 . The storm water on the westerly side of this facility 'is proposed to drain via sheet flow onto the adjacent property. Currently it drains the other way. 2 . The detention basin overflow is not satisfactory. 3 . f Bedding material detail needed for proposed slotted drain. 4 . Groundwater for this soil type is typically 10 to 20 inches from the surface, therefore it appears the detention basin as designed is into the groundwater. Drainage calculations do not address this as they assume a dry basin. ,5 . Flow line elevation for sanitary .lateral required at building and at connection to existing main. 6 . There exists a drainage problem in Schweir Road downstream and this plan does not address that problem. A plan must be developed to solve the problem and other contiguous land owners should be taking part in this . 7 . Common right of access is needed from/for adjacent property and should be required before building permit is issued. 8 . Will there be a "construction exit pad"? There is a detail for it, but no location shown on plans . 9 . Key Map does not show curb cuts for surrounding properties . Based upon the above drainage concerns, it is our opinion that this plan should not be approved until these concerns are addressed satisfactorily.
