Application for a zone change of 40,250 sq ft from RR to I - located on the east side of Long Hill Road, south of Chapel Road. 2. This piece is surrounded on the north, south and west by RR zoned land. The back part of this property is currently zoned I . The result of this zone change would allow the applicant to access the industrially zoned land. Currently both accesses into this piece are zoned RR- and our regulations prohibit accessing one zone through another. (The applicant previously applied to ZBA for a variance for access, but it was denied. ) la It should be noted that I-291 Willi5 ! -through the industrially zoned land the back part of this piece. ~n If this piece is rezoned to I, it would be subject to the 0' buffer requirement on the north, south and west side of the property. If this zone change is approved, the planning department requests that proof of ownership be submitted in conformance with Section 11 . 2 . 3b of the Zoning Regulations. Grace: re: Appl. #89-42P, Charbonneau Zone Change Easterly side of Long Hill Road Please be advised that the Planning and Zoning Commission voted on July 25, 1989 to deny the above-referenced application for a zone change to Industrial for .92 acres of property in the RR Zone. The reasons for denial include: ( 1) Plans for I-291 (from ConnDOT) indicate that the interstate highway will affect the subject property, and the Commission does not wish to impede development of the highway; and (2) Intrusion of an Industrial zone into the Rural Residential zone would negatively impact the historic nature of the residential neighborhood. We would be happy to answer any questions you might have regarding the above. Very truly yours, PLAsNING AND ZONING COMMISSION aymond F. Hallowell, Jr. Z Chairman :rt cc: M.
