Iazzetta, Town Engineer RE: Sheridan Industrial Park We have reviewed the plans dated May 19, 1989 for the proposed Sheridan Industrial Park and have the following comments: General Comments 1 . Drainage calculations do not address the runoff for the adjacent property. This is necessary since the proposed rip rap channel is bisected by the property line and will carry stormwater from the adjacent properties . Also the drainage calculations submitted need to be clarified by the design engineer. A meeting will be necessary after the revised calculations have been submitted. Plot Plan/Conservation Plan 1 . Width of entrance driveway and also driveway to west side parking area is not indicated. 2 . Radius not shown for driveway into west side parking area. 3 . The fire marshal must address the fact that the west side of these buildings has a small turn around area. He should advise as to whether or not this is sufficient. 4 . What type vehicles will be utilizing the parking and/or loading dock areas? The radii utilized appear inadequate for very large trucks . 5 . Additional spot elevations are needed for pavement areas - specifically entrance drive and driveway area to west parking area. Marcia A. Banach Page 2 . June 30, 1989 Utility & Topographic Plan 1 . Modified Riprap Ditch Detail - additional information is required for guard rail - i.e. location from edge of pavement, size and type of posts, depth of posts into ground and into undisturbed earth, and type of guardrail. Also plan should show the length of guardrail that will be placed. 2 . Concrete Walk Detail - width of walk not shown and width of gravel base not shown. Current Town standards indicate gravel base to be 6" minimum beyond edge of walk. Also, width of walks not shown on plans . 3 . Sanitary lateral from building nearest Sullivan Avenue: a. We will require a manhole between the building and the existing lateral. b. Inverts will be required at building, at manhole and at lateral connection. c. Type of pipe used. d. Slope of pipe. 4 . Sanitary lateral from second building: a. Pipe from building to manhole not described, i.e. , size, type, length, etc. b. Pipe from manhole to street is 375 feet. Town standards indicate a maximum of 300 feet between manholes . This is for maintenance purposes and we feel that it would be appropriate at this location. 5 . Drawing indicates only a 2" water service to each Building. If the Fire Marshal determines sprinklers or other fire service is required, additional water service will be necessary. Marcia A. Banach Page 3 . June 30, 1989 6 . Riprap will be required at outlets in detention basin for roof drains . 7 . Endwalls are required for detention basin outlet pipe. Also riprap will be required at outlet end (into ditch) . A detail will be required for this . 8 . Type of pipe for roof drains needs to be indicated. 9 . 36 x 22" culvert under Sullivan Avenue into the drainage swale indicates flow line elevation of 78. 00. The contours for the swale stop at 82 . The 80 contour and 78 contour need to be shown. 10 . Spot elevations along the bottom of swale should be shown on plan. Also a profile should be provided. High groundwater in this area will present problems . 11 . How will the swale be built when fitter fabric silt fence is shown to be placed in center of it? 12 . Will there be curbing along the easterly edge of the driveway leading to the parking area on the east side of building? 13 . Spot elevations are needed on the "grade to drain" area on the east side of site. 14 . It appears from the SCS soil survey that the soils in the area of the proposed project are not suitable for road fill and there is a seasonably high groundwater table at or near the surface. The proposed driveway parking area should consider these soil conditions . Present base proposal appears to be insufficient. It is recommended that no action be taken on this application by the Commission until such time as the noted items have been resolved and this Department has reviewed same. JCl/jsv cc: Michael J.
