Dear Madam/Sir:
At the meeting of the Zoning Board of Appeals held on May 11, 1989 ,
a variance was granted to section 5 . 1a of the zoning regulations to
allow alleviation from the 90 , x 90 , buildable square on property
located on the westerly side of Morgan Farms Drive, A-20 zone .
The hardship shown is that there were three lots on this piece and
due to the changes in the the regulations the three lots were reduced
to one lot .
This action is effective May 11 , 1989 and upon your filing of the
enclosed form in the Town Clerk' s office at your own expense.

RE: Morgan Farms - Lots 7, 8 & 9
We have reviewed the plans dated 2-14-89, 4-13-89 and various
other dates for Morgan Farms Lots 7 , 8 & 9 and have the following
comments . We assume that this is a re-subdivision taking three
lots ( 7 , 8 & 9 ) and making one buildable lot out of it.
1 . Two ( 2) of the three (3) electrical stubs (that are
existing) for these lots should be removed.
2 . Drainage calculations showing additional runoff from
house and underdrains into storm system - showin
that this does not exceed capacity of systemGt&t- Q
3 . Size, type pipe, slope and invert of "drain" going
into catch basin are required.
4 . Inverts, size and type pipe of sanitary lateral
required.
5 . Drawings show "stump dump" in rear yard - is this
acceptable?

MORGAN FARMS RESUBDIVISION
1 . Application is for the creation of one lot out of three
parcels that were not approved lots due to wetlands concerns in
the original Morgan Farms Open Space Subdivision, A-20 zone. Lot
size is 51,643 sq ft- the average lot size in this subdivision is
19, 050 sq ft. There has been approximately 30 acres given to the
Town as open space.
The applicant was granted a ZBA variance for the 90 X 90
buildable square on 5/11/8,9. It appea"" that all other zoning
requirements have been met.
2 . The site will be serviced by town sewers and Connecticut
Water Company. i
3 . There are regulated wetlands on the site. They received
IWA/CC approval recommending a $2,000 bond with no other unusual
approval conditions.
4 . The site is a heavily wooded site. The plan indicates that
the majority of the trees surrounding the back and the sides of
the house will remain undisturbed. We would like to see as many
trees as possible saved in the front of the house. ,' These should
be flagged and inspected by town staff prior to the clearing of
