Soil Conservation Service shall be consulted on sediment control and soil erosion stabilization, and their recommendations abided by. A Conservation Plan consistent with Section 3.2.a.11 of the Town Subdivision Regulations shall be submitted. Approval by the Inland-Wetlands Agency shall be required on drainage improvements near the pond. June 26, 1975 -2- U & R Housing Corporation 9. An open space improvement plan shall be submitted for review and approval by the Planning and Zoning Commission. This should include a plan for recontouring and clean up of the open space land at the northeast corner of the subdivision. Banks should be regraded at 4:1, and slopes and the brook should be brought back to as near their natural state as possible. The U.S.D.A. Soil Conservation Service shall be consulted and their recommendations followed. The Town of South Windsor Inland-Wetlands Agency shall approve any improvements in the open space in the area near the brook. 10. A subdivision bond in the amount of $1009000 and a bond for the open space land in the amount of $10,000 shall be submitted prior to stamping and signing of the final plans. 11. A liability insurance policy, in accordance with section 3.2.a.10 of the subdivision regulations, shall be submitted. 12. A drainage assessment fee in the amount of $700 shall be submitted. 13. Proposed contours and house elevations for individual lots shall be submitted, according to Section 2.6.b of the Subdivision Regulations, before any building permits are issued. 14. A stop sign at the intersection of Bayberry Trail and Mohegan Trail, near lot #35, shall be installed. A "pavement ends" sign shall be installed on the northeast end of Mohegan Trail. These signs shall be consistent with the Manual on Uniform Traffic Control Devices. 15. The line is to be pressure-tested in accordance with the manufacturer's specifications; and, b. The manhole frames have yet to be secured to the manhole tops. Before this line can be considered complete and presented to the Town's Sewer Commission for acceptance these two (2) items must be cleared up, and no house connections will be allowed prior to that acceptance.
