moderate to steep slopes, and sparce vegetation should be assigned highest
(C) values.

Engineering Review
Please find enclosed the SEA review. The following comments are
also noteworthy.
1. Bedding material detail needed for proposed slotted drain.
2 . Protection of outlet/inlet structures needed.
3 . Overflow from detention basin needed.
4 . Groundwater for this soil type is typically 10 to 20 inches
from the surface, therefore it appears the detention basin
as designed is into the groundwater. This not a desirable
condition.
5 . Appears to be low spot northeast of entrance driveway.
Additional spot elevations/clarification needed.
6 . Limits of construction needed.
7 . Common right of access needed from/for adjoining property.

GENERAL COMMENTS
1. It should be noted that a significant portion of the proposed
building will be constructed within designated inland wetland
soils.
2. An easement for access to the proposed building should be
provided at the existing entrance drive off of Schweir Road.
3. Details of the proposed slotted drainage system have been
provided. However, bedding material types in accordance with the
Town's standards and specifications should be designated in the
details.
4. A plan view of the slotted drain clean-out manhole should be
provided on the detail sheet.
5. It is recommended that the location of the outlet structure and
catch basin along Schweir Road be situated midway between the two
inlets into the detention basin.
6. The location of the proposed landscaping at the entrance drive
appears to conflict with sight line requirements along Schweir
Road.
If you have any questions, please do not hesitate to call me.

SRUEAS SITE PLAN - PLANNING DEPT. REVIEW COMMENTS
Plot Plan
- what does existing Srubas site to the south look like; i.e. ,
pavement width, overhead doors on existing building, etc. ? Since
the two sites are proposed to be interconnected, we need to know
what the existing site looks like.
appears that a one-way sign is needed at either the southwest
or northwest corner of the new building (where pavement is
reduced to 12 feet)
Landscaping Plan
- increase size of shrubs; tallest shown at planting is 18" .
Architectural Elevations
-construction materials needed; note Planning and Zoning has been
reluctant to approve metal buildings; consideration should be
given to architectural modifications to make the proposed
building more aesthetically pleasing

RE: Application #88-98, Srubas Site Plan
Dear Marcia:
Enclosed please find plans for Theodore Srubas site on Schweir Road, revised
1-10-89 for your review and comments.
The following are responses to your comments of 12-27-88:
1. Features of the existing site to the south have been incorporated into the
Site Plan, Sheet #1 of 4.
2. A "One Way" sign, a "Do Not Enter" sign, and a traffic circulation arrow have
been added to the site plan.
3. The size of the shrubs has been increased on the Planting Plan; now the shrubs
surrounding the foundation are a minimum of 18" and a maximum of 24" high.
4. Construction materials to be used will be shown on the architectural drawings
provided under separate cover.
The following are responses to Michael J. Gentick's comments of 1-28-88:
1. Bedding material for the proposed slotted drain has been added to the detail
sheet.
2. Additional riprap has been added to the discharge pipe flowing into the
detention basin.
3. An overflow structure has been added to the Site Plan and the Detail Sheet.
4. Groundwater will occupy the detention basin for a while after it's initial
formation; however, as the water table falls and the water exists the detention
basin, the water table will stabalize at a level below that of the detention
basin's floor.
5. No low spot occurs at this spot; additional spot grading has been added to
show the grading in this area.
6. Limits of construction have been added to the Site Plan.
7. Whoever develops this parcel will have to arrange for access via the existing
drive; a note on the Site Plan calls attention to this.

RE: Application #88-09, Srubas Site Plan
The following are responses to John Holland of SEA Consultants remarks of 11-4-88.
Wetland soil boundries are shown on the Site Plan, and all other soil on the site
is of the type "Ninigret Sandy Loam", as stated on the note on the Site Plan.
1. Approval by Conservation Commission is included on Site Plan.
2. See response #7 to Mr. Gantick's comments.
3. See response #1 to Mr. Gantick's comments.
4. A detail of a standard manhole is shown on the Detail Sheet.
5. We feel that moving the detention pond outlet to midway between the pond's
inlets should not be done, as this would cause the outlet flowline to be
raised by approx. .5 feet, reducing the pond's capacity.
6. To increase sight line distance for vehicles exiting the site, we have
relocated the rosebud trees to a position along Schweir Road, where they are
in a better position to screen the site from passing traffic.
If you have any further questions or comments, please do not hesitate to call.
Sincerely,
William Landry

re: Appl. #88-98P Theodore F. Srubas Site Plan
Dear Mr. Srubas:
Please be advised that the Planning and Zoning Commission voted
on January 24, 1989 to deny the above-referenced application for
a site plan of development. The application was denied for the
following reasons:
1 . The Commission is concerned that the detention basin will
have standing water in it and/or constant seepage into it,
resulting in an unstable, unmaintainable, and unsightly
condition.
2 . The shared driveway is not acceptable.
3 . The proposed metal building is not aesthetically pleasing,
and the Commission has been attempting to upgrade the
appearance of Sullivan Avenue.
4 . The proposed number of parking spaces appears marginal for
the 14, 000 square foot building.
5 . The location of the detention basin is not satisfactory.
We would be happy to answer any questions you might have
regarding the above. +
Very truly yours ,
