The building is currently 1,710 sq. ft. with 300 sq. ft of sales office, 300 sq. ft. of utility and the remainder being left vacant. In addition they will be adding a canopy over the gas pumps. They have already recieved the appropriate approvals from the Zoning Board of Appeals for the operation of a gas station. 2 . It appears that all zoning regs have been met: Imp. coverage is 61 .5%; 65% allowed. 3 parking spaces are required for the office space, and 3 have been provided. They also have provided 6 stacking spaces at the pump islands. 3 . The site will be served by public water and sewer already present in Sullivan Ave. WPCA approval is not required. 4 . There is no 100 year floodplain on the site. Also the IWA/CC has heard this application and made a declaratory ruling that the wetlands on the site have been disturbed and that no permit is necessary. 5 . The plan shows two curb cuts onto Sullivan Ave.- the easterly cut is 46 ft. and the westerly cut is 48 ft. We would like to see the curb cuts cut down to normal size- between 24-30 ft. Also, the applicant should be aware that a State DOT permit may be required. 6 . The landscaping plan shows a variety of low lying plantings at the entrances of the site. These include junipers, azaleas and dwarf pines . There are also plantings shown on the sides of the site and along the back of the site. The have a dumpster shown on a concrete pad. The existing guardrail and stockade fence will remain on the site. If this plan is to be approved, the Planning department request the following modifications: 1 . proper identification of all abuttors and all surrounding properties within 500 feet on the key map. 2 . arrows indicating the direction of drainage flow on theme key map. 3 . curb cuts reduced in size to single enter/exit widths uJJi'- s ova S r 1/0 1 pow" SC4 co o 1540 SULLIVAN AVENUE • SOUTH WINDSOR, CONN. 06074 OR-co AREA CODE 203/644-2511 December 18, 1987 Harold R.
