RE: Engineering Review
Sheridan Industrial Park
Please find attached the SEA review of the subject application.
Additionally, the following comments are noteworthy:
1. Hydraulics of the swale has not been demonstrated. Also,
how will it be built (appears to encroach on abutting
property) , right to drain from abutter needed, profile of
swale needed, outlet structure elevation is in question.
High groundwater in area will present problems.
2. Protection of vehicles along swale needed.
3. Spot elevations/contours needed along adjoining properties.
4 . Use of site relative to turning radius - site circulation
is questionable.
5 . Capacity of existing storm system in Sullivan Avenue should
be evaluated relative to this application.
6 . Track pad is mislabeled as "truck" pad.
7 . DOT construction permit needed. Would not recommend two
street cuts/driveways for site.
8 . Reverse filter design needed for riprap.
9 . Concrete walk detail not correct. Should be 5 inches of
concrete and compacted ravel base.
ENGINEERING REVIEW
SHERIDAN INDUSTRIAL PARK
10 . It appears from the SCS soil survey that the soils in the
area of the proposed project are not suitable for road fill
and there is a seasonably high groundwater table at or near
the surface. The proposed driveway parking area should
consider these soil conditions. Present base proposal
appears to be insufficient.
It is recommended that no action be taken on this application by
the Commission until such time as the noted items have been
resolved and this Department has reviewed same.
Should you have any questions please contact me.

GENERAL COMMENTS Y
1. Two (2) handicap parking spaces have been shown on the
Plot Plan. However, three (3) spaces are required in
accordance with the Town of South Windsor's regulations.
2 . Handicap parking spaces should be labeled on the Plot

3 . The detention basin has been analyzed for a 10-year
storm. However, South Windsor's regulations require zero
net increases for post-development conditions during the
21 25, 50, and 100-year storm frequencies.
4 . Proposed contour elevation 84 at the southwest corner of
the property has been drawn incorrectly.
