RECREATION PLAN REVIEW
Pleasant Valley - Apartment Complex
Sal Amato - Developer
Area-wise all requirements are met as specified in Zoning Regulations
Sect. 4.6.4.1..
The proposed facilities are acceptable and of a type that should meet
the needs of the expected age ranges of the residents.
Applying the scale of 1"-40 ft. as designated on plans submitted the
Volleyball courts are not acceptable. A common boundery line between ad-
jacent courts is not permitted. The prepared surface must measure 72' x
78' minimum. The courts are then laid out allowing 6' of unobstructed
space on the perimiter of the complex with 6' of unobstructed space be-
tween the side bounderies of adjacent courts.
It is the suggestion of the Recreation Department that some sort of
minimal lighting be provided along the Jogging path at various intervals.

Dear Mr. Lucek:
We have investigated the amount of site work under bond to be
completed on the above project and herewith report the following.
All underground utilities including sewers, storm drainage, power ,
telephone, and TV antennae are completed and functioning satisfact-
orily:
The road work is complete on site including second paving course
except for 'some minor work to be completed at the cul-de-sac.
On site parking areas are completed except at Buildings 4 and 5.
These are being worked on at the present time and it is estimated
that this work will be completed in two to three weeks .
Sidewalk work must be completed for 5 buildings . This work is minor
compared to the total project and is being currently completed as
weather conditions will allow.
We would like to point out that the fee paid by '-.the contractor to
the Metropolitan District for water service in Pleasant Valley Road
also' included funds for repair and resurfacing of the road after
work is complete. _
We trust this information is helpful to you and that a mutually
acceptable arrangement can be resolved regarding release of bond
to Mr. Amato.
Please call if there are questions.

MEMORANDUM June 7, 1973
To: William Grace, Chairman
Planning & Zoning Commission
Re: Reduction in Bonding for Pleasant Valley Apartments
The Engineering Department has reviewed the site and suggests the
following bond reduction.
The remaining work to be done on Phase I is approximately $31,000,
according to a letter dated May 3, 1973 from the architectural firm
of Russell and Dawson. However, this does not include work for the
recreation facilities.
Russell and Dawson has estimated the costs of the recreation facilities
at $60,000. No work has been started on these facilities.
We, therefore, suggest that the bond be reduced from the current
$136,500 to $90,000. When the recreation facilities are complete,
the bond could be further reduced.
