1 . Proposal for an 12,000 square feet Industrial building with
750 sq. ft of it office. Building coverage is 20%; 50% allowed.
Impervious coverage is 55.1%; 65% allowed. The plan appears to
meet our regulations.
2. 20 parking spaces are required; 20 are provided.
3. There are no regulated wetlands on the site. This plan has
already recieved conservation approval from IWA/CC with standard
conditions .
4 . Stormwater runoff goes into the large detention basin west of
Commerce Way and east of Rte 5.
5 . W.P.C.A. has been received for the entire subdivision. A
D.E.P. Discharge permit will be required if flows are greater
than 5,000 gallons per day or if there will be an industrial
process wastewater discharge; the Town should be notified as to
whether there will be an industrial process wastewater discharge;
the amount of developed acreage should be determined and reported
to the Collector of Revenue for calculation of sewer connection
charges .
6 . There are two dumpsters shown on the site.
7 . The landscaping plan looks good. They have provided for a
variety of trees and shrubs. We would like to see the white
pines proposed 5-6 ft in height. There is a natural buffer in
the back of the building so no lndscaping is needed there.
8. The architectural elevations show that the front of the
building will be a split ribbed design and the remainder of the
building will be metal wall panels. (The building will set back
into the wooded area and will not be visible from Rye Street.

RE: Application Review - 121 Commerce Way ee
Dear Mr. Moran: j -;0- \`\
This submittal is consistent with the regulations requiring an
individual site plan approval. The plan indicates "no inland
wetlands located on the proposed site. " A IWA permit will not
be required.
This acre and a half site is adjacent to the one just completed
at #145 Commerce Way. The soil conditions would be similar and
stabilization of exposed areas during a non growing season should
be addressed. The sensitive area could be the fill being placed
in the swale easterly of the building. Another item would be an
anti-tracking pad detail.
If an approval were to be granted, a $4,000 bond to assure
compliance with the approval should be sufficient.
Very truly yours,

Reasons for Change :
1 . The space is being deleted because, while nine spaces
are shown on the plan, the paving is 850 long thus
accommodating seven 10' wide spaces and one
handicapped space for a total of eight spaces .
Extending the paved area the additional 10' would
adversely effect the landscaped islands at the end of
the parking area.
After deletion of the one space the site contains two
parking spaces in access of the number required by the
regulations. The data block shows a total of twenty
spaces required for the site . The modified parking
layout will provide twenty-two.
2. Placing the handicapped space at the end of the
parking lot eliminates the trip hazard that is created
by slpping the paving up from both ends of the parking
lot from gutter elevation to finish floor elevation.
By relocating the handicapped space the paving is
carried level across the front of the building. The
concrete walk becomes the ramp required to make the
transition from the parking lot to the finish floor
level . This configurations makes for improved
function and appearance while providing handicapped
access.
