RE: HOBBY HORSE FARMS SUBDIVISION FOR DAVID 0. SULLIVAN & EDWARD W. FINNEEWY
ON PROPERTY OF EDWARD A. BANCROFT JR. LOCATED AT STRONG ROAD & IDENT ROAD
IN SOUTH WINDSOR, CONNECTICUT -- SANITARY REPORT
Dear Mr. Grace:
This sanitary report is for inclusion with the final plans of the above
referenced subdivision.
G_. The parcel of land being subdivided contains 22.14t acres. It
is bounded on the north by Strong Road, on the east by Ident Road, on the west
by Bancroft Brook and on the south undeveloped land. The proposed subdivision
allows only four lots. Lot one and lot two are 1 .29 acres each and have single
family four-bedroom residences proposed for them. Lot three is an industrial
zoned lot of 2.12 acres with no immediate plans. Lot four is a 17.E+5t acre
residential lot with a horseback riding arena and stable planned. Only a minimal
toilet and washroom area is planned.
SURROUNDING AREA.
NORTH. To the north across Strong Road are five residential
homes and one business (Wooster Express Inc.).
EAST. To the east across Ident Road is one business (Tobacco
Valley Sanitation Service, Inc.). Between the proposed
subdivision and Ident Road are two residential homes.
WEST. To the west across Bancroft Brook are the back yards of
four oversized lots of which three are fronting on Main
Street.
SOUTH. To the south is undeveloped land.

TOPOGRAPHY. The topography (sheets 4 and 5 of 5) and natural drainage
pattern (sheet 1 of 5) are shown on the above referenced subdivision plans.
In the areas of planned construction the ground has a slope of one to five
percent. Swales to channelize the surface water runoff may be desired.
The approximate limit of flooding along Bancroft Brook for a fifty-year
storm is shown on the topography sheets. No problem from a storm of this
magnitude is anticipated as this will still be some thirty feet below the
planned construction.
SUBSURFACE CONDITIONS. The location of both the observation pits and
percolation test holes are shown on the subdivision plans (sheets 4 and 5 of
5). They were conducted on April 20, 1978 by this engineer and witnessed by
Francis C. Messenger, Sanitarian for the Town of South Windsor. The results
were as follows:
Pit #1 -- 0.0' to 1.2' sandy loam; 1 .2' to 7.2' medium sand; 7.2' to
7.5' fine sand; water entering at 5.0' .
Pit #2 -- 0.0' to 1 .1 ' sandy loam; 1.1 ' to 9.0' medium sand; water
entering at 5.81 .
Pit #3 -- 0.0' to 1.2' sandy loam; 1.2' to 5.1 ' medium sand, moderately
compact; 5.1 ' to 8.7' fine sand; water entering at 3.7' ;
water in pit rose to a high of 2.5' primarily due to Bluffing
in of sidewalls.
Pit #4 -- 0.0' to 1 .2' sandy loam; 1.2' to 4-5' medium sand, moderately
compact; 4.5' to 8.5' fine sand; water entering at 2.91 ;
mottling observed at 2.7' .
Pit #5 -- 0.0' to 1.0' sandy loam; 1.0' to 4.4' medium brown sand; 4.41
to 4.8' coarse dark brown sand; 4.8' to 7.3' fine gray sand;
7.3' to 7.8' clay, lightly varved; water entering at 4.41 .
Pit #6 -- 0.0' to 1.0' sandy loam; 1.0' to 4.2' medium brown sand; 4.2'
6.2' fine gray sand; 6.2' to 7.0' clay, lightly varved; water
entering at 4.21 .
Pit #7 -- 0.0' to 1.2' sandy loam; 1.2' to 5.0' medium brown sand; 5.0'
to 8.0' medium fine gray sand; water entering at 5.0' .
Pit #8 -- 0.0' to 1 .2' sandy loam; 1 .2' to 3.9' medium brown sand; 3.9'
to 8.5' medium gray sand; water entering at 3.9' .
Percolation test holes #1 , #2 and #4 produced rates of a one inch drop
in less than five minutes. Percolation test hole #3 should be designed with
a rate of a one inch drop in the six to ten minute range.

PROPOSID SANITARY DESIGN&
Lot #1 -- A subsurface sanitary disposal system is proposed for lot one.
It shall consist of three three-foot wide leaching trenches each seventy-five
feet long with the far ends connected with an equalization trench (if the
trenches can be constructed at the same elevation). Approximately one to two
feet of fill will be necessary to raise the system above water'table. Swales
may be necessary to divert the surface water from the trench area. The trench
shall consist of eighteen inches of one-inch broken stone or one-inch screened
grav 1, a four-inch diameter distribution pipe, etc. all in conformance with
Section 19-13-B20 of the Connecticut Public Health Code.
Lot #2 -- A subsurface sanitary disposal system is proposed for lot two.
It shall consist of three three-foot wide leaching trenches each seventy-five
feet long with the far ends connected with an equalization trench (if the
trenches can be constructed at the same elevation). Swales may be necessary
to divert the surface water from the trench area. The trench shall be con-
structed as described for lot one.
Lot #3 -- No development is currently planned for lot three. It is ex-
pected, however, that this lot will be able to utilize the Strong Road sani-
tary sewerage system now terminated at Ident Road.
Lot #4 -- A subsurface sanitary disposal system is proposed for lot four.
It shall consist of two three-foot wide leaching trenches with the far ends
connected with an equalization trench (if the trenches can be constructed at
the same elevation). Swales may be necessary to divert the surface water from
the trench area. The trench shall be constructed as described for lot one.
CONCLUSION. It is my considered professional opinion that lots one, two
and four are suitable for subsurface sanitary disposal systems in the areas
tested and with the provisions stated elsewhere in this report (e.g., swales
to divert water from fields, a minim= of eighteen inches above high water,
one to two feet of fill for lot one).
Sincerely,
nosons ROBERT A. WARD JR., PE 9069
