BE: MASKEL SUBDIVISION
Dear Attorney Cerlt:
Enclosed you will find: IF
1) A copy of the approved subdivision plan, as filed.
2) Permanent Conservation and Flood Plain Easement,
3) Flood Plain Easement.
4) Warrantee Deed from Anna R. Maskel.
5) Fiddciary's Deed from the Estate of Moses Maskel.
r
Due to a time constraint for extending or filing, this plan was
submitted for filing with the Town Clerk on August 10, 1981. The _.
documents appear correct from an engineering aspect and are being
submitted for your review and approval. Attorney Cummings was in this
morning with these documents, and it was stressed that due to the
eleventh hour submission, that the following items shall happen prior
to the issuance of a building permit:
1) The recording of the Easements and Deeds.
2) The street line of Abbe Road has not been previously
established. The Town will need title to the edge of
pavement to this line. This subdivision is in the area
of the Wood Ponds Subdivision and without the coordinates,
as required by the regulations, there shall be a direct--
tie to the Food Ponds Subdivision to assure that the Town
will have a 50 foot right-of-way for Abbe Road. Also,
there will be an adequate explanation as to why the
bearings for the east and west street lines do not
indicate parallel lines.

Re: Maskel Subdivision Page 2.
3) The street line of Abbe Road is being established. The
appropriate merestones for this purpose shall be set.
4) Chapter 4 of the Subdivision Regulations, Conditions of
Acceptance of the Subdivision, is quite specific about
the requirement for final acceptance. Section 4.4,
Monument and Lot Marker Specifications, shall be complied
with.
5) If the paper prints have not been submitted, they shall
be.
I feel that Attorney Cummings will see that all of these things
happen within a proper time frame, to permit adequate review and revisions,
prior to any. request for a building permit. If you have any questions,
please feel free to call 644-2511, Extension 244.
Very truly yours,
TOWN OF SOUTH WINDSOR
