This facility at 710 Nutmeg Road is presently owned by Lombard Realty Partnership and is leased to our Roadway Package System, Inc. (RPS) operating company from September 1, 1984 through August 31, 1987 with renewal options through August 31, 1991. The facility is an existing truck terminal presently utilized by RPS as a package distribution facility. This proposed expansion is part of RPS's intention to make this facility a major New England distribution point. I have enclosed a sketch which shows a very general site plan of the facility and the location of our proposed building extension. This proposed 400 s.f. extension would be accomplished by the installation of a modular unit of approximately 10' x 40' dimensions. This expansion will provide additional capacity allowing RPS to better serve the needs of South Windsor and surrounding communities with package delivery service. Because RPS is a tenant in the facility, the proposed expansion is of modular construction, meaning that it is factory manufactured to ensure a high quality installation, and can be relocated upon expiration of our lease term. Of course, this modular unit will be designed and installed in accordance with all applicable local, state and national codes, and after receipt of the appropriate building permits. It is my understanding that a site plan for this facility, dated 1970, exists on file with the Planning & Zoning Department. Please review that site plan and the enclosed sketch showing the modular extension and determine whether a new site plan would need to be prepared and submitted for the installation of this modular extension. Please review this request at your next regularly scheduled meeting on Tuesday, July 8, 1986. I would appreciate being informed of the results of that meeting no later than Wednesday, July 9, 1986 as it is my understanding that the next two available dates for site plan review, if a site plan must be prepared, are Tuesday, July 22 or Tuesday, September 23, 1986. We would make every attempt to submit our plan for the Tuesday, July 22 meeting as time is of the essence to the proposed expansion. 1 I O G mac` 7-awn, 0-,?S-OatA V&U&ot 1540 SULLIVAN AVENUE - SOUTH WINDSOR.
