PLANNING DEPARTMENT REPORT
RE: Rodrigue/G&R Valley Plumbing Company
1) . This site plan proposes a 9500 s . f. addition to an existing 20 , 000 s. f.
industrial building on the north side of Chapel Road. With the addi-
tion, building coverage on the site will be 38%; the regulations allow
50% .
2) . The site is in I zone and is surrounded by I-zoned properties , includ-
ing land across Chapel Road.
3) . Use of the addition will be multiple occupant industrial, as is cur-
rently the use of the existing building.
4 ) . There is currently an unscreened dumpster on site; it will be placed
on a concrete pad and screened with basket weave chain link fence .
5) . The site currently has both facade signs plus a free-standing sign.
The applicant is now aware that, for the proposed addition, he may
have either facade signs or a free-standing sign, either of which
must conform to our regulations; and that he would need a variance
from Zoning Board of Appeals to have both. He has 2 options :
1) . Remove free-standing sign and then erect facade signs for each
occupant. 2) . Retain free-standing sign and secure variance for
additional facade signs . I trust he ' ll opt for the latter .
6) . There are no regulated wetlands on this site . Applicant proposes
to disturb less than 2 acre of earth and therefore is exempt from
conservation plan approval requirements . It appears physically
impossible for the applicant to disturb more than %z acre without
disrupting existing pavement or going off site.
7) . The existing building is not unattractive and does have some land-
scaping. Several White Pines are proposed for removal; perhaps
the applicant could provide some trees and shrubs in the front of
the building as compensation for the lost pines .
8) . The required number of parking spaces , as estimated by the applicant,
are provided. The formula as shown on the plan doesn' t, however, indi-
cate any office use in the building. (Is there any office space? If
so, the parking formula should reflect it. )
9) . Applicant has made most requested plan modifications ; however, there
are two minor corrections still needed:
a) iron pins should be indicated at all corners
b) side and rear yard setback lines should be shown on the plan
