RE: Proposed Subdivision Property
of Raymond S. Holcombe 2-16-79
Dear Mr. Lucek:
To facilitate the evaluation of the proposed subdivision by the Planning
and Zoning Commission, it is recommended by the Engineering Department that
the following additions and/or changes are made.
1. The intersection of Graham and Nevers Roads is hazardous. As part
of your presentation, some thought to improving this intersection
should be included in the plan.
2. The method of controlling storm water from this subdivision along
Graham and Nevers should be shown.
3. The subdivision will have to be approved by the Sewer Commission
because new sanitary laterals will have to be installed.
4. Lot dimensions -- 1 & 3, building lines, monuments shall be shown.
5. Key map details -- 1" = 200' shall be shown.
The review is preliminary only and will be subject to further examination
and comments by the Planning and Zoning Commission and Engineering Department.
If you have any questions, please feel free to call.
Sincerely,

Dear Madam Chairwoman:
In 1979, your Commission approved a four-lot subdivision on land owned by
me. The location is the triangular parcel of land formed by the intersec-
tion of Graham Road and Nevers Road.
One of these lots has been sold and a house has been built and occupied
since March of 1980. The three (3) remaining lots are still unsold.
At the time of approval , I believe the Commission had other concerns in
this area, and thus one of the requirements of the approval given was that
any house built had to be completed and a C.O. issued before a permit could
be given for another house to be built.
Conditions have improved and changed a great deal since then, and so I
would like to talk to your Commission informally about removing that
restriction.
Sincerely,
""7S

RE: PROPOSED HOUSE AT 596 GRAHAM ROAD
4 LOT SUBDIVISION,, "PROPERTY OF RAYMOND S . HOLCOMB Ell
Dear Mr. Holcombe:
The plot plan submitted by you on September 59 1984 was rejected for
failure to comply with the first of the conditions of approval imposed
by the Planning and Zoning Commission on July 2 , 1979 .
"Prior to any work being done on any lot , a plot plan shall be
submitted to the Planning and Zoning Commission for each lot--etc .
These Conditions have not changed since 1979; you should have known
this before you cut down all the trees . Today , a new plot plan,
revised to 9-11-84 , has been submitted and is also being rejected for
the same reasons--failure to comply with the conditions of approval .
"Prior to the building of any structure on a lot , a topographic
map drawn to a scale of 1"=40' , shall be submitted for each lot
in this subdivision, showing proposed contours and elevations--etc . "
To be more specific--
1) To grade the driveway, as shown , without affecting the
neighbor appears difficult .
2) Special care as to the site distance on Graham Road, considering
" traffic , should be given some thought .
3) The finish grading around the house should be shown.
4) A Cash Bond in the amount of $2 , 500 will be required prior to
the issuance of a Certificate of Occupancy to assure that all
of the iron pins and merestones , as required in the -subdivision
regulations , have been set and the appropriate as-built has
been submitted.
These comments are just from a quick review of the plan and should not
be considered as when done an approval is automatic . Please revise the
plan again and resubmit .
