Dear Mr. Cecchini:
This is to notify you that the Planning and Zoning Commission voted to
approve your application for a site plan of development known as Civil_
Golf an on property located at 711 John Fitch Boulevard, subject to
the following:
1. The 30 foot right-of-way at the south end of the- property shall
be designated only as a right-of-way and shall not be used as an
entrance or exit for any golf land activities.
2. The existing paved portion of the parking area to the rear of
Rossi's Auto Sales shall be indicated on the map. The "proposed
parking:` area indicated on the map shall be deleted.
3. A suitable barrier, subject to the approval of the Planning and
Zoning Commission, shall be erected at the southern end of the
existing paved portion of the parking area to prevent automobile
traffic from entering or exiting Civie's Golf Land from the 30
foot right-of-way at the south end of the property.
4. Lighting on- this site shall have the light source shaded from
residential districts and public streets.
5. A permanent four-foot fence shall be installed along the western
boundary, subject to the approval of J. E., Page, Planning
Coordinator.
6. A surety bond in the amount of $2,000 shall be submitted to insure
installation of the sediment basin; installation of the fence; proper
installation of the lighting; installation of the traffic barrier;
and the proposed plantings as shown on the plans.

7. A black and transparent map, printed on polyester film, shall
be submitted. This letter of approval shall be incorporated onto
this final map.
