Capital Needs Assessment
Mechanical (HVAC)
coil unit located in the IT closet. The sizes range from 8"0 to
24"x12"and has fiberglass insulation throughout. Return air for
the system is provided by a 47"x14"return duct routed to a
separate return fan located in the adjacent supply room.
The Air Handler is currently controlled by the Metasys control
' panel which sets the operation defaults and monitoring. Control
dampers within the units supply main are interconnected to the five
(5) zones located throughout each level. Thermostats and sensors
located within the zones control the corresponding damper. The
q entire system appeared to be original to the building and in fair
condition with minor deterioration at the unit and faulty insulation
on the ductwork. The current zone configuration is limited to five
(5) zones, a replacement unit can introduce supplemental zones for
additional comfort. The estimated Energy Efficiency Ratio is 10
EER, current replacement units can range from 11-13 EER, thus
creating energy savings.
Recommendation:
• Replacement of unit and associated accessories due to the
estimated life span, deterioration level and current energy
' consumption. A current replacement can provide Higher
efficiency, thus creating energy savings.
• Heating Ventilation and Air Conditioning rebates are
currently available from Connecticut Light and Power.
Coordinate selection of equipment with CL&P prior to
installation.
• Clean associated ductwork and filters.
• Remove and replace fiberglass insulation in faulty areas.
The buildings control system consists of two (2) Honeywell
> pneumatic panels and one (1) Johnston Controls Metasys Panel.
The pneumatic panel appeared to be reading system temperatures
while the Metasys system provides the overall system control.
_. Outdoor set points control the circulator pumps, boiler burner,
chiller, air cooled condensing unit, control valves and the central
station air handler.
The pneumatic compressor which serves the components
throughout the building is located beneath the central panels and is
equipped with an external dryer. The compressor appears to be ten
(10)years old and in bad condition. The dryer appears to be over
five (5)years old and in good condition.
